A Mortgage Assignment Audit is a comprehensive and detailed examination of the complete chain of title of a residential mortgage starting with the day of settlement. The primary objective of a Mortgage Assignment Audit is to determine if a lender, servicer or other entity actually has legal standing, or authority, to file foreclosure or notice of default (NOD) against a homeowner.

A Mortgage Assignment Audit will identify all parties to the transaction and determine if they all have complied with the requirements for a legal transfer of the title. The audit will also evaluate the accuracy of all recording dates.

Importantly, the Mortgage Assignment Audit will determine the correctness and authenticity of all signatures appearing on the various documents including transfers, assignments and endorsements. It will determine whether any signature is fraudulent or a forgery.
